Details about who paints what walls throughout the community can be found in the CC&Rs. For example, maintenance of the walls between common area and a homeowner’s lot is split between the two parties; the Association is responsible for painting the tops of the masonry and the face of the wall that faces common area common area, while owners paint the side that faces their lot. Walls that border golf course property are the sole responsibility of the homeowners. Of course, homeowners are responsible for painting their homes and the walls that face their lots.
Before painting the outside of your Las Sendas home, you must obtain ARC approval in writing. Getting approval before you start your work helps ensure the color(s) you chose meet the design guidelines. This is especially important as guidelines change from time to time, and what was allowed 10 years ago may not be allowed when you repaint your home. Failure to do this could result in repainting the home at the homeowner’s expense. Below is an overview of the paint guidelines as of October 31, 2024. For production homes, all exterior paint colors must be selected from the LSCA approved color palette. Paint gloss must be flat, velvet or eggshell except for trim which has no limitation for gloss. Samples of approved house colors and schemes are available at the Trailhead office or at www.myLassendas.org
For custom homes, colors must be muted tones chosen to blend with the natural colors of the desert. White, yellow, orange, blue or green hues should be avoided. Darker rather than lighter colors are preferred and might be required under some circumstances. Subdued accent colors may be used pending ARC approval on an individual basis.
For both production and custom homes, paint brands other than Dunn-Edwards may be used but must match the colors approved on the application. Colors with Light Reflective Value (LRV) between 25 percent and 50 percent are required for the main body. Trim colors can be darker than 25 percent LRV but no trim can be lighter than 50 percent LRV.
