REMINDERS FOR SELLERS

Here are a few reminders (or tips) for you as you sell your Las Sendas home:
  • Associations are responsible for disclosing any unapproved modifications to the potential buyer. If you’ve made any changes to the exterior of your home without getting prior architectural review committee (ARC) approval, please be sure to submit those items for ARC review before you enter into a contract with a buyer.   • When you sell your home, please be sure to provide CCMC with your new forwarding address. This is especially important if you have a credit balance on your account so we can mail you a refund check.
  • Don’t forget to cancel your bill-pay. If you set up bill pay through your personal bank or through Union Bank, you will need to log in and cancel it.
    • If you set up automatic withdrawals through the Association (ACH or Direct Debit), no action is needed. Management will cancel Direct Debit for you once we receive your closing paperwork.

DISCLOSURE + TRANSFER FEES

Here you'll find all the fees associated with the transfer of your property within the Las Sendas Community Association. Please note that Las Sendas is professionally managed by CCMC.
 
Real Estate Resale Fees
 
Fees for everyone:
  • Resale and lien estoppel update (disclosure) fee: $382.00
  • HomeWiseDocs fee: $18.00
  • Las Sendas transfer fee (for sales closing on or after 1/1/2024): $1,768.80 (this is equal to the annual assessment)
 
Additional fees based on your neighborhood or enclave, as applicable:
  • Las Sendas Mountain transfer fee (for sales closing on or after 1/1/2024): $210.60 (this is equal to the annual assessment)
  • Windsong transfer fee (for sales closing on or after 1/1/2024): $298.80 (this is equal to the annual assessment)
 
Prepaid assessments:
  • Title is asked to collect one quarter's assessment at closing from the buyer.
  • If the seller wants to prorate the last quarterly assessment they paid, this should be done through the title company.
 
Additional fees to be aware of:
  • Resale trustee/lender sale: $125.00
  • Lender questionnaire fee — standard: $50.00
  • Lender questionnaire fee — custom: $50.00
  • Refinance/lien estoppel update: $50.00
  • Rush fee: $100.00
 
Requests for a resale certificate and disclosure package can be processed online by your realtor or title company at www.homewisedocs.com.

ASSESSMENT INFORMATION

As it can take several weeks for the Las Sendas Community Association to receive official documentation of the transfer of your home, the seller and buyer must work out who will be responsible for paying any assessments before or after the close of the property.
 
For your information, homeowners become members of the Las Sendas Community Association when they purchase a home. Members are responsible for paying quarterly dues, called assessments, to support community operations and reserve funds. Assessments are due on the 1st of each quarter. Assessments received after the 15th of the month are subject to late fees.
 
Current quarterly assessments (effective 1/1/2024):
  • All Las Sendas lots: $442.20
  • Windsong lots add $74.70
  • Las Sendas Mountain lots add $52.65
  • Cachet condominiums, please contact United Community Management at 480-567-9791 for additional assessments and/or fees
  • Desert Creek is not a part of the Las Sendas Community Association; please contact Associated Asset Management at 602-674-4385 for relevant information
