Here you'll find all the fees associated with the transfer of your property within the Las Sendas Community Association. Please note that Las Sendas is professionally managed by CCMC.
Real Estate Resale Fees
Fees for everyone:
- Resale and lien estoppel update (disclosure) fee: $382.00
- HomeWiseDocs fee: $18.00
- Las Sendas transfer fee (for sales closing on or after 1/1/2024): $1,768.80 (this is equal to the annual assessment)
Additional fees based on your neighborhood or enclave, as applicable:
- Las Sendas Mountain transfer fee (for sales closing on or after 1/1/2024): $210.60 (this is equal to the annual assessment)
- Windsong transfer fee (for sales closing on or after 1/1/2024): $298.80 (this is equal to the annual assessment)
Prepaid assessments:
- Title is asked to collect one quarter's assessment at closing from the buyer.
- If the seller wants to prorate the last quarterly assessment they paid, this should be done through the title company.
Additional fees to be aware of:
- Resale trustee/lender sale: $125.00
- Lender questionnaire fee — standard: $50.00
- Lender questionnaire fee — custom: $50.00
- Refinance/lien estoppel update: $50.00
- Rush fee: $100.00
